{"id":1039,"date":"2024-07-06T08:25:38","date_gmt":"2024-07-06T01:25:38","guid":{"rendered":"https:\/\/mediapenilai.mappi.or.id\/?p=1039"},"modified":"2024-07-08T10:53:49","modified_gmt":"2024-07-08T03:53:49","slug":"kondisi-penilai-properti-sederhana-saat-ini","status":"publish","type":"post","link":"https:\/\/mediapenilai.mappi.or.id\/index.php\/2024\/07\/06\/kondisi-penilai-properti-sederhana-saat-ini\/","title":{"rendered":"\u00a0Kondisi Penilai Properti Sederhana Saat Ini"},"content":{"rendered":"<p>Untuk pertama kalinya Masyarakat Profesi Penilai Profesi Indonesia (MAPPI) melalui Kompartemen Penilai Properti MAPPI berkolaborasi dengan DPD MAPPI Jawa Tengah mengadakan sarasehan Penilai Properti Sederhana (PS) di Grand Candi Hotel Semarang. Sarasehan ini bertema Peranan Penilai dalam Mendukung Keberlanjutan Pembangunan Nasional dalam Konteks Penilaian Properti Sederhana \u201cRefleksi, Problematika dan Eksistensi Penilai Properti Sederhana Menghadapi Tantangan di Era Society 5.0.\u201d Kegiatan tersebut diadakan secara <em>hybrid<\/em> pada Selasa, 09 Juli 2024, pukul 08.00 &#8211; 16.00 WIB. Peserta sarasehan ini akan mendapatkan 8 CPD poin, kuota maksimal 250 peserta <em>(online)<\/em> dan 100 peserta <em>(offline)<\/em> dengan batas waktu pendaftaran 08 Juli 2024.<\/p>\n<p>Menurut Robby Oksa Cornely selaku ketua panitia sarasehan ini,\u00a0 latar belakang sarasehan ini adalah adanya kegelisahan dari rekan-rekan Penilai PS yang keberadaannya hampir satu dekade sejak tahun 2015. Sesuai data terakhir dari Pusat Pembinaan Profesi Keuangan (PPPK), terdapat sekitar 250 Penilai PS\u00a0 yg memiliki ijin. Pada awal keberadaanya tahun 2015 hingga sekitar tahun 2020 Penilai PS menikmati musim semi, namun ketika memasuki masa pandemi covid hingga sekarang masih belum bisa kembali ke kondisi sebelumnya.\u00a0 Kondisi ini memerlukan evaluasi bersama terkait pencapaian yang telah diraih, perkembangan regulasi, praktik terbaik dan inovasi teknologi. Penilai PS perlu merumuskan visi dan misi jangka panjang agar lebih adaptif dan responsif terhadap perubahan pasar dan regulasi. Penilai PS perlu menentukan arah strategis untuk pengembangan profesi untuk menghadapi kendala yang ada.<\/p>\n<p>Kendala yg dialami Penilai PS dalam menjalankan usaha yakni keterbatasan wilayah kerja dan pembatasan lingkup pekerjaannya. Kendala berikutnya adalah terkait sinkronisasi regulasi antar kementrian, sebagai contoh Kementerian Agraria dan Tata Ruang\/Badan Pertanahan Nasional memberikan kepercayaan kepada Penilai PS melaksanakan pekerjaan skala kecil, tetapi pada praktiknya tidak bisa dilakukan karena dibatasi dalam Peraturan Menteri Keuangan terkait Penilai PS. Kendala berikutnya ada perebutan pasar jasa penilaian antara Penilai PS dengan Penilai Properti. Kendala-kendala ini membuat masa depan Penilai PS menjadi kurang menarik meski belum ada data jumlah Penilai PS yang menutup kantor.<\/p>\n<p>Robby mengungkapkan bahwa dalam acara sarasehan ini antara lain akan dibahas mengenai kondisi riil market bagi penilai PS. Robby mengatakan, \u201cSeluruh anggota MAPPI perlu melihat secara obyektif terlebih dahulu mengenai kondisi market dan operasional kantor penilai PS, sehingga sebelum mereka mengambil sertifikasi PS, hal itu sudah betul-betul dengan pertimbangan yang baik. Juga penilai properti penuh pun dapat dengan bijak menyikapi kondisi rekan-rekan PS ini sehingga dapat memberikan masukan kepada DPN agar penilai PS ini ke depan menjadi lebih baik serta masukan kepada regulator untuk merumuskan regulasi yang terbaik bagi penilai PS,\u201d. Dengan mengikuti sarasehan ini, lanjut Robby, maka peserta akan mendapatkan berbagai sudut pandang secara komprehensif mengenai proyeksi penilai PS di masa mendatang.<\/p>\n<p>Robby berharap melalui sarasehan ini para Penilai PS menyuarakan relaksasi peraturan dan peraturan yang membuka peluang baru seperti peraturan yang mewajibkan aset pejabat yang ditulis dalam Laporan Harta Kekayaan Pejabat Negara (LHKPN) dinilai oleh penilai publik.
