Pertumbuhan ekonominya pun tidak terlalu bagus sehingga berdampak terhadap pertumbuhan properti yang juga tidak terlalu menggembirakan. Namun ternyata ada yang berani membuka Kantor Jasa Penilai Publik (KJPP) di provinsi ini bahkan sudah sejak tahun 2008.<\/p>\n<p>Penilai Properti Sederhana di NTT, Marjoko, berbagi cerita tentang pengalamannya selama menjadi penilai. Dimulai dari kepindahan dari Jawa Timur (Jatim) hingga sejumlah tantangan yang beliau hadapi, adapun solusinya turut diungkapkan.<\/p>\n<p>Sekitar tahun 2005 akhir atau 2006 awal, Marjoko sebagai pekerja di perusahaan tambang, memutuskan tinggal di kota untuk menemani istrinya yang berprofesi sebagai dokter. Beliau beralih profesi menjadi seorang Penilai Properti sejak tahun 2008 dengan membuka perwakilan sebuah perusahaan jasa penilaian. Sejak tahun 2016 beliau membuka cabang KJPP Suhartanto Budhihardjo dan Rekan di Kupang sebagai Penilai Properti Sederhana.<\/p>\n<p>\u201cAlasan pindah sebetulnya karena mengikuti istri saya yang kebetulan dokter, dan waktu itu ia dapat PTT di NTT. Jadi cari kerjaan di kota yang sama saja,\u201d kata Marjoko dalam keterangan tertulis, diterima redaksi Media Penilai MAPPI pada Rabu (31\/7\/2024).<\/p>\n<p>Beliau melakukan survei terlebih dahulu sebelum membuka kantor di NTT dengan bekal permodalan sendiri. Beliau menyampaikan bahwa butuh waktu 2-3 tahun \u00a0untuk balik modal.<\/p>\n<p>Mengingat para Penilai Properti di NTT tidak mudah dalam mencari data pembanding, Marjoko ternyata mampu melewati tantangan itu. Ia pun berbagi solusi yang diterapkan.<\/p>\n<p>\u201cKalau sekarang pencarian data pembanding relatif lebih mudah karena ada internet dan agen independen yang sering buka lapak di internet. Sebelumnya, benar-benar susah, biasanya kami sering diskusi dengan debitur, minta informasi-informasi soal jual beli aset,\u201d ujar dia.<\/p>\n<p>Bicara mengenai bagaimana cara mendapatkan order di NTT, dia menyampaikan bahwa KJPP menjadi rekanan bank, jadi mengikuti saja dari pusat.<\/p>\n<p>\u201cUntuk order sebetulnya sama seperti yang lain mengalami pasang surut juga. Tetapi, setiap bulannya ya cukup saja,\u201d imbuhnya.<\/p>\n<p>Mengingat biaya hidup di NTT lebih mahal dibandingkan Jatim, dirinya menerangkan bahwa solusinya harus punya penghasilan yang bisa mencukupi biaya hidup.<\/p>\n<p>\u201cLagi-lagi kami tertolong istri juga punya penghasilan, kalau hanya mengandalkan dari omset aja mungkin saya awal-awal sudah minta pindah ke Jawa.\u201d, pungkas Marjoko.<\/p>\n<p>Sementara itu, dirinya mengakui jika persoalan Sumber Daya Manusia (SDM) di NTT menjadi salah satu tantangan berat. Sering sekali berganti dengan berbagai alasan.<\/p>\n<p>\u201cBetul untuk SDM terus terang itu yang bikin pusing, berkali-kali dan berganti-ganti diikutkan pendidikan tetapi tidak lulus-lulus, sedangkan untuk mendatangkan dari Jawa, jarang ada yg mau, dan mahal pastinya,\u201d papar dia.<\/p>\n<p>Menurut Marjoko, tantangan utama membuka KJPP di NTT selain persoalan SDM adalah biaya hidup yang tinggi, pendidikan mahal, juga harga tiket pesawat yang makin mahal.<\/p>\n<p>\u201cSelanjutnya, order bank dari tahun ke tahun sedang mengalami penurunan,\u201d tegasnya.<\/p>\n<p>Diketahui, kultur di NTT banyak acara adat sehingga tidak sedikit karyawan yang meminta libur, Marjoko menanggapi tantangan ini dengan sering mengalah, namun jika sudah di luar nalar, beliau terpaksa meminta yang bersangkutan <em>resign<\/em>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cerita Penilai Properti di NTT Provinsi Nusa Tenggara Timur (NTT) adalah salah satu provinsi termiskin di Indonesia dengan biaya hidup yang lebih mahal daripada di Pulau Jawa.
